The Challenge
The Kane Companies had owned an unimproved site in Elkridge, Howard County, Maryland for 12 years with the hope of eventually building a headquarters office and archival warehouse. Not being in the real estate or development business, Kane engaged MacKenzie to develop the project.

The Solution
MacKenzie’s first step was to engage a civil engineer to lay out the site in compliance with the new, stringent, federal requirements for storm water management. MacKenzie then created an RFP, incorporating the requirements and all specifications for the project, and sent it to five local developers requiring the purchase of the site and the development of the building. The project was to build 16,000 square feet of class A office and 70,000 square feet of warehouse with 34' clearance. A developer was chosen and a deal was structured whereby Kane sold the site to the developer, simultaneously executing a 15-year lease for the building with renewal options as well as an option to purchase the building.
